Quick answer: Public estimates for Thomson Reserve PSF currently range from the low-$2,000s to $2,900 psf, depending on which comparable is used. Every review of Thomson Reserve I've found gives a different price estimate, and none of them explain why.

Method 1: Land Cost, Benchmarked Against AMO Residence


AMO Residence's site was won by a UOL-led consortium in 2021 at S$1,118 psf ppr, and launched in 2022 with indicative pricing from S$1.26 million for a 2-bedroom up to S$2.85 million for a 5-bedroom — an average launch psf in the high-$1,900s to low-$2,100s, a land-to-launch multiple of roughly 1.7x–1.9x.


Applied to Thomson Reserve's S$1,178 psf ppr land cost, that method alone suggests S$2,000–S$2,240 psf. This is the estimate I published last week, and on its own it undershoots most of what's now publicly circulating.


Method 2: Resale Premium, Benchmarked Against Thomson Three


Here's the check I hadn't run before: Thomson Three sits on the same Bright Hill Drive address as Thomson Reserve, developed by the same UOL lineage, completed in 2016. It's currently transacting at an average of S$2,120 psf over the past 12 months, with a current rental yield around 3.0%.


New launches typically command a 15–30% premium over an immediate, directly comparable resale project — the newer facilities, fresh 99-year lease, and "brand new" premium all factor in.


Applied to Thomson Three's S$2,120 psf: S$2,440–S$2,756 psf.


Reconciling the Two: Thomson Reserve PSF


The two methods bracket a working range of roughly S$2,300–S$2,600 psf, sitting comfortably inside where most public estimates already cluster — closer to the mid-$2,300s figure one source has published than to the $2,000s the land-cost method alone implies, and below the $2,800–$2,900 psf some are floating.


My read: the land-cost method understates it because it doesn't capture the MacRitchie-frontage scarcity premium; the highest public estimates likely overstate it by assuming UOL prices to maximum rather than to its own demonstrated pattern of reasonable, absorption-focused pricing.


The Thomson Reserve Rental Yield Question Nobody's Actually Answering


District 20's average rental yield sits around 2.89% gross, with Thomson Impressions — the newest comparable in the immediate corridor — outperforming at roughly 3.38% gross, likely helped by smaller, more rentable unit sizes.


On my triangulated $2,300–$2,600 psf estimate, a Thomson Reserve 2-bedroom is likely to land in a similar 2.8%–3.4% gross yield band — solidly average for the district, not a standout, and worth knowing before anyone frames this as a yield play rather than the family-address story it's actually built around.

Based on the S$2,300–S$2,600 psf estimate, a Thomson Reserve 2-bedroom unit is likely to land in a gross rental yield band of roughly 2.8% to 3.4%, in line with District 20's average of around 2.89% gross and Thomson Impressions' stronger 3.38% gross yield nearby. This is a solidly average yield for the district, not a standout figure.

The confirmed unit mix, which excludes 1-bedroom types entirely and weights heavily toward 2-bedroom to 4-bedroom layouts, points toward a family-home and owner-occupier purchase rather than a rental-yield play. The rental yield estimate above is average for the district, not exceptional, which supports reading this as a family-address launch first and an investment property second.

Thomson Three, on the same street, currently transacts at an average of S$2,120 psf with a rental yield of around 3.0%. Thomson Reserve's estimated S$2,300–S$2,600 psf range represents a 15–25% premium over that resale benchmark, broadly consistent with the premium a new, freshly-leased launch typically commands over an established resale project in the same immediate location.
